Beginning December 14, 2016, the Planning Division will begin accepting applications and document submittals online at the e TRAKIT online permitting system. Requests for pre-application meetings will be processed, reviewed, and approved via the e TRAKIT online permitting system page.

The purpose of introducing a pre-application process into the planning entitlements portion of the development review process is to allow and encourage applicants to receive project direction prior to making a significant investment in a potential project. Additionally, the pre-application process provides city staff an opportunity to provide high-level input, design direction, and fee and process information to potential development teams.
A typical Pre-Application meeting will last 50 minutes, unless additional time is anticipated due to the complex nature of a project or process. Below is an example of the pre-application meeting agenda:
1. Welcome and Introductions
2. Project Intent
3. Site / Project Background and current status
4. Applicable Plan, Code, Standard, Specs, and Guidelines
5. Site Plan and Elevations Review and Comment
6. Applications, Fees, and Schedule
7. Q & A
8. Summary of Recommendations, Requirements, and Exceptions
A summary of the meeting will be sent within five business days of the pre-application meeting.
Pre-application meetings will be scheduled within 5-10 business days of verification that all submittal materials have been provided. Applicants will be contacted within 2 business days of the submittal to schedule the pre-application meeting. Required submittal materials include:
• Preliminary Architectural Information (i.e. massing)
• Preliminary Site Plan
No fee is currently required for the pre-application review.
